Best Real Estate Investing Advice Ever (general)

Chad quit engineering because it pigeonholed him into a very narrow career path. Real estate, however, offered him plenty of opportunities without limits. His family had a real estate business, and he followed in their footsteps.

He started by acquiring a 35-unit multifamily property. It was an off-market opportunity, and the business took off from there. Since then, Chad has taught several classes on how to approach real estate brokers and leverage your perceptual position into getting off-market deals even if you’re a first-time investor.

From the music industry to IT, and then to real estate, Frank has always been fond of receiving education and learning something new. While working in IT, he picked up a few properties on the side. In 2011, he walked away from the corporate world and became a full-time investor.

Back then, he started by utilizing the power of tried and true methods of reaching people such as direct mail and networking. In 2020, people are still happy to share what they do in a casual conversation and get on the phone to discuss a deal, so old tricks do work when used properly.

Today Theo and Travis will discuss the importance of thinking about the exit strategy before entering a deal. In a way, this is not the topic that gets covered often since most investors are not thinking ahead far enough. However, selling the asset is a vital part of the investment process.

Travis gives an example of how something that looks like a great buy at first can turn out to be a lemon if nobody wants to take it off your hands. And just because a property is at a great acquisition point, it doesn’t mean that you should jump into the deal.

Today Theo and Travis will be sharing a list of 5 risk profiles in real estate. And while these risk profiles are the same for any real estate, the hosts will be focusing specifically on multifamily properties.

The list ranges from A-list properties located in the country’s top markets that are considered to be cash flow properties to buildings that are considered to be high-risk investments.

And while it’s important to invest within your risk tolerance, having the property be flagged as “high risk” may not mean that it’s a bad investment. Theo and Travis share their thoughts on what can make a risky investment attractive to a limited partner.

In today's Syndication School episode, Theo Hicks shares a list of places where most people moved to in 2020. The list is based on the U-Haul report that shows which destinations had the highest net gain of one-way trips made by people who rented U-Haul trucks. Listen to this episode. And while this information doesn’t reflect the full picture of migration happening within the USA, it still gives us a pretty clear idea of which markets are growing and which ones are declining.

Eric purchased his first apartment building at just 18 years of age while still at university. After graduation, in his position as an actuary, he was dismayed to see hundreds of company pension plans being rolled over into 401(k)s shifting the retirement risk to employees. This made him reconsider traditional beliefs about retirement saving. It also made him question his role as an actuary so he joined the lucrative technology industry. A few years later he lost a fortune during the Dot com crash of 2001 and he started looking for ways to earn passive income and stop trading time for money. He started various businesses, including a gourmet sauce company, but eventually came back to his first love of real estate investing and formed MartelTurnkey with his sons. After just four years of rapid success he was able to retire from his day job. Now he wants to share what he’s learned so you don't make the same mistakes he did.

In this Syndication School episode, Theo Hicks explains how to compare the different loan options and factor in different variables that are at play.

Loan terms will determine what kind of ROI your multifamily unit will generate for the investors. Factors such as interest rate, debt service, loan term, and the amount of capital you put down will affect the cash flow and the future earnings. It’s also important to remember that some of these factors can benefit you short-term, and some will give you long-term advantages (i.e. having adjustable vs fixed interest rate).
