Operating in a crowded market has its challenges. In 2017, the return on Max’s adspend was growing smaller and smaller, and Max started looking for alternative ways of attracting clients in Dallas. Karen spent over 25 years in the traditional investment business. Her specialty was helping clients with fixed income. Since interest rates have plummeted in the past decade, Karen started looking for new investment opportunities for her clients. In today's episode, Theo Hicks introduces a new host of the Best Real Estate Investing Advice Ever podcast show, Ash Patel. His background is in IT, and he stumbled upon the world of real estate because of the tax advantages.

In 2011, he purchased his first property, a mixed-use building. Pretty quickly he noticed that the commercial part of the building required way less involvement on his side, while the residential apartments always needed additional investment of time and money. From then on, his biggest focus was on acquiring more commercial properties.

Twelve years ago, Ashley and her husband started looking for investment strategies other than the stock market. They started with a few short-term and long-term rentals, eventually expanding to single-family units with historical background and multifamily units.

Before she formed a company of her own, she was a partner with another investor on a 225-unit multifamily property. Despite having a solid business plan, the company lost 120 people within the first ninety days through evictions and skipping. David started his real estate career back when he was working as a hospital administrator in the Democratic Republic of Congo. He was looking for financial freedom and the ability to live and work wherever he wanted.

Eric purchased his first apartment building at just 18 years of age while still at university. After graduation, in his position as an actuary, he was dismayed to see hundreds of company pension plans being rolled over into 401(k)s shifting the retirement risk to employees. This made him reconsider traditional beliefs about retirement saving. It also made him question his role as an actuary so he joined the lucrative technology industry. A few years later he lost a fortune during the Dot com crash of 2001 and he started looking for ways to earn passive income and stop trading time for money. He started various businesses, including a gourmet sauce company, but eventually came back to his first love of real estate investing and formed MartelTurnkey with his sons. After just four years of rapid success he was able to retire from his day job. Now he wants to share what he’s learned so you don't make the same mistakes he did.
