Andy Heller has been investing in real estate since the 1990s. His career started when he attended a seminar on how to purchase properties from a foreclosure list. However, that strategy was very taxing emotionally. So Andy and his partner modified their initial plan, opting to work with banks once the property has been foreclosed. And if they couldn’t find a buyer quickly enough, they offered a lease option. This strategy was much easier to execute. Moreover, it was scalable. Listen to the episode to learn how Andy Heller makes money flipping real estate in detail.

Lucas has been a real estate investor since January 2008. In 2017, he got into solar development.

Lucas got interested in green energy for several reasons. First, he uses it to increase the cash flow of the property. Being able to take advantage of the tax credit is also nice, and the accelerated depreciation plan is very beneficial as well. And while ROI varies depending on the area’s energy and labor costs, he believes that green energy can add value to the property and help real estate investors increase their cash flow.

Today Theo and Travis will be sharing about investing in cash flow vs. equity gain. Theo and Travis discuss the pros and cons, as well as compare the two. 80% of people in the United States are probably in the mindset of investing for equity gains: the "buy low, sell high" mentality. The bigger picture is when your passive income streams exceed your lifestyle expenses, you have financial independence, time freedom. At the end of the day, you have flexibility.

In today’s Syndication School episode, Theo Hicks shares 6 Multifamily strategies that will succeed in the future. Greg Willet presented the six investing ideas and tactics to implement in 2021. The advice is mostly based on the reaction to the recession that occurred after the pandemic. The first tactic is to focus on the markets that outperformed the national average from a rental perspective. The second tactic, don’t bank on a flight to quality. The third tactic is to explore a low capital value add strategy. The fourth tactic is to test out new operational strategies to determine what works today because what works now most likely did not work before. The fifth tactic: focus on renewals to obtain high-quality residents. The last tactic is to make sure you’re focusing your assets of branding and marketing on lifestyle-related factors such as customer service, appearance, ease of living at the property, location, and less on the actual pricing factors.

Listen to this episode to know more about these six strategies.

Theo is on the podcast to discuss what it takes to become one of the nation’s top companies. Founding a company without any prior experience is a challenging concept to fathom with no one to turn into when unforeseen situations occur. With a majority of companies being founded at a young age, the Founder Syndrome is something to be expected when scaling is at stake— coming from an abrupt success with little to no foundation. From the presentation made by the Co-Founder and CEO of Spartan Investment Group, who experienced 1,479% growth in 2020, any company with the grand ambition to scale should know the three tips to be at the top-most echelon.

Define your culture, develop your plan, and create your team. How can you effectively utilize these points to navigate your company to success? In this episode, Theo dissects and dives deeper into these three vital points to achieve what you have always envisioned.

Chris grew up in a low-income family, but he learned to dream big. His business experience ranged from creating a clothing line and opening a chain of snowboarding shops to working on Wall Street and being one of his firm’s top three financial advisors.

After the stock market crash, Chris started focusing on his real estate portfolio, which was more of a side project at the time. By 2014, he had a sizable portfolio and several other things in the works. Unfortunately, that’s when he learned that banks aren’t always friendly, so he started to find ways to fund his ventures by becoming his own bank. Now Chris mentors others and helps them take charge of their finances.

Operating in a crowded market has its challenges. In 2017, the return on Max’s adspend was growing smaller and smaller, and Max started looking for alternative ways of attracting clients in Dallas. Having a ton of competitors and the same list of clients as everyone else made him feel like he was worth a dime a dozen. Anthony got started in real estate straight out of school. His parents were in business for over 40 years, so it was a natural progression.

Anthony got his license in June 2007. First several months of his career were great. But once the market crashed, he didn’t have a single listing for 6 months. He took that time to build relationships and rapport with people who could help him with his work. The first property he sold gave him a chance to look at the investor side of the real estate world, and Anthony was hooked.

Matthew started his real estate journey at 16 when he purchased a two-family home with his grandmother’s money. Four years later, he bought another property that was a challenge to manage. That experience taught him a lot of lessons that he applied later in his career.

With two other partners, he acquired a two-family house that he managed and renovated. After buying several more units, getting a construction license, and founding a property management agency, they were still looking for new opportunities. That’s when Matthew met a new investor and future partner who helped them take the business to a new level.

Aurelien started his real estate journey in 2013 after getting inspired by David Azrieli, a Canadian real estate mogul. He picked up some books on the topic and started by acquiring a fourplex. A couple of years ago, he got interested in mobile parks and pursued that market. Now he has properties in both Canada and the US.

We discussed the differences between managing a mobile park and regular multifamily properties. We also talked about the value of strong personal relationships and rapport when working in the real estate business.

Today Theo and Travis will be answering the podcast listeners’ questions. They cover the topics of cap rates and return split structure. Even though some deals may look great on the surface and offer you great returns, you still have to do your due diligence and make sure that you know what you’re getting into. Theo and Travis provide examples showing how easily the numbers can be skewed or manipulated when it comes to projected returns.

We also have a Syndication School series about the “How To’s” of apartment syndications, so be sure to download your FREE document by visiting SyndicationSchool.com. Thank you for listening.

In today's episode, Theo Hicks introduces a new host of the Best Real Estate Investing Advice Ever podcast show, Ash Patel. His background is in IT, and he stumbled upon the world of real estate because of the tax advantages.

In 2011, he purchased his first property, a mixed-use building. Pretty quickly he noticed that the commercial part of the building required way less involvement on his side, while the residential apartments always needed additional investment of time and money. From then on, his biggest focus was on acquiring more commercial properties.

Ash has a wide span of qualifications. He does his own property management, chases his deals, and invests in bigger projects with Joe. He is a great addition to the podcast, so be sure to check the interviews he’ll be doing!

Lauren started working in real estate right out of college. Her journey began in a corporate environment, and she was mostly dealing with commercial properties. Once she had a child, Lauren decided to leave her job and work for herself. At the time, her brother was flipping houses, and he offered her to join the business. In 2016, she started looking for properties outside of the competitive southern California market in order to expand her business. Now, Lauren has a coaching program for those who’d like to go virtual and reach markets all over the country regardless of where they live.

Twelve years ago, Ashley and her husband started looking for investment strategies other than the stock market. They started with a few short-term and long-term rentals, eventually expanding to single-family units with historical background and multifamily units.

Before she formed a company of her own, she was a partner with another investor on a 225-unit multifamily property. Despite having a solid business plan, the company lost 120 people within the first ninety days through evictions and skipping. Ashley tells how she managed to turn around the sticky situation and raise the occupancy to 90% even with Covid-19 as a backdrop.
