Bruce started his real estate journey by buying and repositioning single-family units and worked his way into the multi-family market. His company, Bakerson, now focuses on legacy ownership, making sure that his clients have a solid investment to pass on to their future generations.

Bruce’s dad owned a bakery and employed his family members. It’s no wonder that his own company now centers around family values too. Legacy ownership doesn’t have to be about status and social rank. Instead, one could build something of value to pass on to their children while also teaching them how to make a living.

Today Theo and Travis are talking about three things that allow people to succeed in the real estate business. While many people focus on the markets, demographics, projections, and other specifics of the business plan, some fundamental things should be right about the deal for it to work. Occasionally, real estate investors get lucky and make a decent return even when some of these laws are bypassed. However, those are exceptions, not the rule.

In today's Syndication School episode, Theo Hicks talks about building a team that lasts. As we’ve mentioned in the previous episodes, your team is one of the risk points of your deal-making process. Nobody wants the hassle of working with people that are not right for your business, and you don’t want to lose credibility by having a high team turnover rate. Theo gives a step-by-step process of putting together a team that lasts and shares some ways of presenting it the right way to your prospective investors.

David started his real estate career back when he was working as a hospital administrator in the Democratic Republic of Congo. He was looking for financial freedom and the ability to live and work wherever he wanted.

David partnered with his father, and they started a real estate business together. By the time he went back to the United States, his company has already had an impressive portfolio. To acquire these properties, they followed a simple recipe that worked: save, pay the 20% down payment, rinse and repeat. They now mostly work with small multifamily units, but they also work with commercial properties.

Chad quit engineering because it pigeonholed him into a very narrow career path. Real estate, however, offered him plenty of opportunities without limits. His family had a real estate business, and he followed in their footsteps.

He started by acquiring a 35-unit multifamily property. It was an off-market opportunity, and the business took off from there. Since then, Chad has taught several classes on how to approach real estate brokers and leverage your perceptual position into getting off-market deals even if you’re a first-time investor.

Today Theo and Travis will discuss the importance of thinking about the exit strategy before entering a deal. In a way, this is not the topic that gets covered often since most investors are not thinking ahead far enough. However, selling the asset is a vital part of the investment process.

Travis gives an example of how something that looks like a great buy at first can turn out to be a lemon if nobody wants to take it off your hands. And just because a property is at a great acquisition point, it doesn’t mean that you should jump into the deal.

The list ranges from A-list properties located in the country’s top markets that are considered to be cash flow properties to buildings that are considered to be high-risk investments.

And while it’s important to invest within your risk tolerance, having the property be flagged as “high risk” may not mean that it’s a bad investment. Theo and Travis share their thoughts on what can make a risky investment attractive to a limited partner.

After graduation, in his position as an actuary, he was dismayed to see hundreds of company pension plans being rolled over into 401(k)s shifting the retirement risk to employees. He started various businesses, including a gourmet sauce company, but eventually came back to his first love of real estate investing and formed MartelTurnkey with his sons.
